It will be very tough to find true BRRRR deals in this market. 

Is this true?

Some other basic steps are pay of high interest rate credit cards, student loans, and any other debt, set up an emergency fund, and buy some life insurance. 

Same with when I occasionally get gas in my vehicle using my company debit card... or occasionally run by staples or buy something off Amazon for my home office. 

My wife (fiance at the time) and I were tired of making small mortgage payments for apartments and decided that since we would be investing in a lifelong partnership with one another in January last year then we would also be better off investing our money into a true mortgage payment.

I assumed that being in these with nothing in the deal would be too good to be true.

I've had places like this, and they always seem to do much worse than I am thinking.This is especially true if you are going to use a manager.

I think you can find a house with a garage apartment in several parts of the city, but i wouldnt say thats a true multi familyfor better cap rates on SFR look to places like missouri city stafford for homes that will have a retail end userfor flips and flood risk properties look more at  northwest houston north of i10best of luck
