Simply have the Realtor, buyers, and all parties sign an affidavit that states there are no other pending transactions on the property and no other higher offers that any party is aware of, that all interested parties have submitted offers etc - or something to that effect - it is late and I am not thinking of exact verbiage.They should also include in the short sale package, on submission, that the negotiating party agrees to release the owner of the sale contract should a higher or better offer, as deemed so by the lender, be submitted or available.That would be that.

@Jake Harris Yea, to comment on your post. we stayed using airbnb over the weekend. and the best part is that there was somebody that rent my house over the weekend in Houston so the cost of travel kinda even out :d

I am trying to think creatively here on how we can generate some income from this to office some of our carrying costs until we find the right buyer...hence the billboard idea.Here is a little about he location:- Back of property has clear visibility from major state route with INDOT listed traffic counts of 12 to 20k cars / day- Property is located on a slight curve, so cars traveling north will get prime exposure (though this may prevent having usable space for southbound traffic)- No billboards in the immediate area with tons of major retails present (i.e. tractor supply, Holiday Inn, Menards, etc.)So in addition to checking the City / State to see if I could obtain a permit, what other advice / insights do you have?

Grapevines destroyed, roses dead, broken glass in the windows, a wall knocked out of a metal shed.There was no sign of life, the extra family living in a travel trailer is gone, and there was a large flatbed trailer in the drive filled with ruined carpet, broken furniture, and garbage.
