So i would have to treat the new property the same ratio 50% residence and 50% Rental investment as I did with the one I sold?

I loved the feature of adding new properties to the Rental Portfolio and seeing them all in one place.  I'm bummed I don't see that feature any longer.  Has it been moved to another location?

So, both Buyer A and Buyer B buys the $100k property as 50% owners.Here is where the trick comes in.When the Property is sold for $200k, Buyer A and Buyer B splits the proceeds of the sale, $100k each!

I have several REIT's now and it is a great investment tool with no headaches.  

But once you have a solid QI on your team, a lot of the pressure will be off you - someone is there to tell you what each step is and make sure everything is documented appropriately, which is totally worth $750 to me, personally.If you're interested in staying invested in RE, a 1031 is a powerful tool to get accustomed to.

Is this contract memorandum null and void since the property was already sold at auction?
