A/C vendors make a lot of money on spread, so keep asking. 

One thing I would do is have writing in the purchase contract or an outside contract stating who will get what revenue, that way they can't flip on you and take all the money you though you were getting from the transition period. 

This lot was appraised for $40,000 and we purchased it for $1500 + $1300 in delinquent taxes and $750 in closing costs.

Or rent out, refinance , and recoup money else where knowing what I know now .location: southern Florida.

You can made money anywhere even counties with no growth even negative growth, but its easier where there is growth.

Taking a large chunk such as $100K out of an IRA all at once will put all of your income for the year in a higher tax bracket.From there anything you do with the after-tax money is fine.  

I'd have interest in facilitating these types of deals and paying you that fee that's nothing for the value you are bringing if you really are. that's about 2 points on a hard money loan which isn't a lot, if you are flexible on payment structures we'd pay you out of construction draw proceeds each time we receive money we pay a portion of your commission back

He would at least do better than my first attempt at drywalling if I tried it to save money.
