I think they are wanting to move out because their adult daughter moved out and they want to downsize, I believe between the two of them they make enough to cover 3x rent; I sent them a exit survey for a gift card which they haven't returned.

Since we plan to subdivide the lots, does each lot has to have their own survey done to complete the subdivision?

I cannot tell you if this is a good deal or a bad one since I didn't survey the area and I don't know much about it.

You draw a map, hold the auction, and make surveying off the individual parcels the responsibility of the buyers.

The other factors are the costs involved, you have licensing fees, MLS fees (but also access), Errors & Omissions insurance, membership fees to your local Realtors association etc.

If you are a realtor you can use the software that you get access to with your association membership but there is a software that most attorneys users that also has a free version to fill out the TREC real estate forms.  

I have done the appraisal, inspection, survey. etc.
