Hey Jordan, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

Curious as to what your thoughts are on Elvin's scenario.Correct me if I'm wrong but real estate success in our current environment comes from one or more of 1) leverage 2) Rezoning 3) House Hacking.

Having goals and a plan to achieve them is crucial to being successful. 

I'm still gainfully/successfully employed doing this having been at it literally for decades.

Would you recommend making the sale contingent on the tenant leaving at the end of 90 days (or the seller getting tenant out sooner (eg cash for keys), and returning the unit broom ready, OR in the interest of moving forward would you negotiate a holdback in case eviction is necessary and to cover paint, repairs from wear and tear and carpet replacement, cleaning etc?

They have detailed information by area about  average booking price by listing size; occupancy, market demand and they even highlight the most successful listings in each neighborhood.

Also would be open to hearing from anyone looking for partners for a fix and flip opportunity with a successful track record.

You can be a successful loan officer just by having great relationships with realtors.
