I (or my assistant) would uploaded all the bills to be paid to the property management software, and the office manager would cut the checks and get them signed (bills), and I would actually pay the owners with EFT transfers through the PM Software we used.I started My company because the broker at Gallery of Homes was more focused on growing her sales force and had no interest in Property Management, and would not allow me to implement new online tools to faciilitate growth (she was afraid of technology).

You also need to market your unit to section 8 tenants and find one that is interested in your unit before you ever submit the paper work for scheduling an inspection.

I agreed to the higher earnest (as this is an all cash purchase) and raised my new offer to $101.As we were submitting the new offer the listing agent let us know that there was another offer he just received and he would submit ours after the new offer.

I personally do not charge an application fee, and only do SmartMove on my first choice tenant (which they pay for) I feel that more people will submit an application so I have my choice - but it is a personal preference.My only other suggestion is to do a move in walk through, below are some examples.
