I am going to set up a meeting with him to discuss a possible sale of one complex.What are some questions that i need to cover in this meeting that will direct me on the right path to possibly purchasing my first investment rental property?

Or are you putting in your personal name and using your income to cover it and getting a mortgage through Fannie/Freddie. 

I dont know that a lease option is what you would look to do, but maybe a "subject to" deal or something creative like that.

@Colin DavisGenerally, there is a per meeting payment to cover the costs of renting out the space and/or booking guest speakers.

In the class, the instructor reads little from the book, and covered the real important points while giving more time to scenario examples.

One unit is section 8 occupied, with the government portion enough to cover PITI & management fee.
