After a year you could use an FHA style loan to repeat this process with a low down payment + PMI and have up to 7 units rented plus one that you live in.

It is a nice middle class neighborhood with ranch style homes in Greenville SC.

How are accounts usually set up for capital, distribution of proceeds/profits...I feel I can free style but I do like to see what works before reinventing the wheel.This seems long as heck but I guess I'm a little excited.

Appraisers try to find 3 houses that *sold* in the last 6 months within 1/2 mile of the subject property that are similar in style and year to use as comps. 

I interviewed a lot of principal brokers until I found a style that works for me.

It's all dependent on the life style you want to live an maintain.   

I'm sure if I had time to do it geneaology-style I could get them hunted down, but that will have to wait until I retire :)

We do a lot of creative style investments and they can handle them.

Also, make sure your ok with the living style of the neighbor.
