In a lower appreciation area, most of the returns are cashflow, with a lesser amount mortgage principal reduction and tax depreciation, so I'd want to see day one cashflow be higher.I'm currently using 3.5% cash on cash return as the threshold for high appreciation deals (enough of a cushion that I can absorb unexpected issues, but low enough to be feasible) and 10% cash on cash return as the threshold for lower appreciation market deals.

Personal key ring (everyday use) - 2 car keys (one for the sedan, one for the station wagon), 2 house keys (one to our own home, one to our Airbnb home), 1 key fob for entering my work place.Rental property lanyard (x2) - 7 keys to storage lockers, 2 keys to storage sheds, 1 key to 8-plex storage room, 1 key to 8-plex laundry room, 1 key to 8-plex broom closet.Rental property zippered bank bag - 1 key for post office box, 1 key for 8-plex laundry room, 1 set of 2 keys for our 8-plex coin op laundry machines.Rental property key rack (in a secure room at our home) - 17 key rings (one for each unit).

Sometimes that's all it's feasible to keep.That said, it's still better to get an actual invoice for services rendered whenever possible - think of that like getting the "itemized" receipt that actually describes what you spent the money on.

I'll continue to do that next year with our only goal of updating the small house we live in now and adding a storage shed.I went into this not quite knowing how I'd do things but in the back of my mind I always had the intentions of when I owned a business be it a full fledged RE investment only business or this ALF business I'd give some of the profits to the staff/team members.I have no idea how to structure it and how much to give to staff/keep in the business -  my idea was to try to pay out 10% profits to the staff - 3.5% to our exec director, 1.5% to our nurse and either 3% or 5% split up and paid to our hourly staff.
