I'd look at at least 3-4 family lots at a minimum for economies of scale. the price of land in miami is so high it makes single family home building nearly impossible. flips aren't worth it.

There are simply not enough homes.

I just don't know if I will be happy or feel safe living in some of the homes/neighborhoods that I would be able to afford paying cash for.I've heard opinions for everything from 10 year, 15 year, and the 30 year mortgage options.

I went home and took off running, purchasing 17 properties within the next 36 months - everything from wholesale deals, pretty houses, lease/options and notes.

We will see how they hold up but the cheap Lowes/Home Depot grills I have been replacing every 9 to 12 months.
