I'm a little concerned that this heavy supply will trickle down to lowered Class B rents.

The best thing about Little Rock (and surrounding areas in central Arkansas) to me is that it is steady.  

Certain other zoning designations do not have the same restrictions.There is a lot of demand for long-term rentals and not much supply, but typically the cost of construction and land acquisition costs make cash flow difficult. 

KC might not appreciate as dramatically, but I like the slow steady cash flow over a long period of time.

It seems like supply is high and demand is low.

The middle course or group, I think I have pegged pretty well.All of my rentals will not have carpet, I will take care of that unless I have no other choice.I have all of the supplies and means for painting between tenants, so this begs the question.Do you allow smoking, do you not allow smoking, do you charge for smoking, or do you care?

steady population growth, steady job growth, job diversity are a few important factors to look at if you plan to invest there for the long term. 

Am I incorrect in saying that this bedroom has 2 return vents and no supply blowing in warm air?  

On an average month I will spend thousands of dollars in supplies so If I can pay for vacation without paying count me in.

This is my niche and I love it because I get tax write offs such as interest and depreciation, rent bumps, and  a steady passive return while the tenant builds me additional equity.
