You need to request a copy of the management agreement that the previous owner signed, it will probably have something in there about if the property is sold.

I asked if I could use the appraisal that was done two weeks ago and he said that banks can no longer request appraisers and instead have to assign appraisers randomly....so if the appraiser I used happens to come up when the computer makes its selection I can use the existing appraisal (which could be likely since there are only 5 or 6 active appraisal companies in town) I also asked about the option of just selling the property to someone else, and he said that a 90 day seasoning period is all that is required along with documentation of repairs.

One, do as J Scott suggested and provide a credit or two, get a licensed electrician in there (not the original one used even if he is licensed) and fix these minor issues now.Lesson here is that the inspection period should be as short as possible and any requests for repairs to be made within the inspection period.

I also suggest you send a demand for payment to the last known address by registered or certified mail, return receipt requested, if it is returned to you, do not open the letter again just keep it with your documents.

This is why I do two things to help in scenarios like this.The first is that you put in a line in your lease that states that all complaints and maintenance requests be put in writing.The second is document everything.
