There are others that can better clue you in such strategies as portfolio lending.I just sit down and write down possibilities once I know what the borrowed money will costs and include all related costs against my anticipated earnings.In your case you would consider what your existing net cash flow is then determine if what you propose to do would actually realize for you an increase in that net cash flow.

Congress was trying to solve the Flood Insurance problem and for now it is supposed to go up 10% a year and sometime later we will get hit with huge increases that I say will cause many people to give up their waterfront properties because they won't be able to afford the insurance.

I find the best approach is to be real and transparent….and like Patrick says, ask lots of questions (and follow-up questions, more importantly) to understand what kinds of problems you can solve for the seller.

So far, I do the following for tenant reported issues (learned from BP & elsewhere):Tenant sends me a pic of the issueI try to troubleshoot via email, or go take a lookContact handyman if I can't solve and send them the picHandyman contacts tenant to schedule appointmentHandyman sends before/ after picsI mail handyman a check for completed workKeep in mind that I developed a relationship with my ex PM.
