I looked this up about a week ago.

I'm a couple of weeks into it, practicing with the BP deal calculators and catching up on podcasts.

Asking price was 119k and I offered 125k cash two weeks closing.

I needed the report by Wednesday that week, before due diligence period ends, so I thought that would be fine. 

We went under contract within 2 weeks and I see parts of Decatur on the upswing again.Either way, there are still many ways to make money in this market and I still believe there are buy and holds out there. 

Put up for rent and in 10 years I once had a property sit vacant for 2 weeks because it needed so much work before I would show it. 2nd worst/average is probably 3-5 days for a new lease with 5-10 day move in. 

@Zack Karp  If I am not mistaking, a delayed financing will not require the six month waiting period.

I am considering agreeing to this provided they submit a nonrefundable payment of $1,000 (two month's mortgage payments) right now up front to hold the property in case they end up bailing and the property goes vacant for several weeks.

I am going to list my need in the marketplace every week from now on.
