This storm door has taken 3 coats of paint and the $29.00 Plexiglas replacement window that I had cut, its a hair too small causing the rubber molding strips to be too loose.

As far as I can tell, the warranty companies are pretty similar to each other, but I use Best Home Warranty because they are less expensive than AHS and their call-out charge is a bit lower, too.However, the warranty companies don't cut you much of a break for multiple units, so you're paying nearly the same price per unit as you would for a single-family home.

It seems the owner who got foreclosed on took everything out of the property including the kitchen sink, plumbing, even took the heat ac and believe it or not they took all the wires out the walls and cut one wall in half.

Let them know your partners say that they wont be able to get financing on it unless it hits the 37k (thats where your subject to lenders approval comes in handy)Now i know you are taking a cut on your fee...but your sellers are more likely to accept 37k rather than 35k...and 3k profit for you is alot better than 0and if they dont accept ...let them know you are sorry you cannot help them out....and if they change their mind your offer still stands.Move on too the next one.
