Would u mind sharing ur experience?

As a local I can tell you prices are super inflated here at the moment and the numbers don't make sense 99% of the time unless you find a needle in a haystack

There is a fantastic group call WREN (Women's Real Estate Investors Network) It's essentially a REIA for Women to swap ideas, share stories, network, etc.

RightI've seen deals where cash buyers claim they've already paid the buyer 20% so their share has already been paid up front, leaving the remaining 80%, or whatever, to be paid at closing by the lender.

Finding window units that have heat is virtually impossible at the moment. 

@Mike TerryCould not agree more my practice is dedicated to real estate investors because I shared the same frustration you have now when I was seeking comprehensive planning.  

I sold a house I was renting and with that money, I could buy this "new" house and have some money left for the rehab.My main objective for sharing this project is to understand what investors care about before, during and after an investment is done, so I am willing to answer all your questions and share with you all, the information related to the project.

So with that being said - I just wanted you to have a moment to think about what exactly does “scale” look like to you from a financial perspective - a time perspective - and what you physically want to be doing with your time. 

While I find this interesting at a general curiosity level, which is why I am sure you shared, there is always a component of "what do I do with this?".
