When banks do a refi, even after seasoning of 6 months, they are so stuck on what you originally paid!

If you're relying too heavily on your local MLS for deals, it's going to be VERY difficult in a lot of markets to buy correctly because you will be competing with seasoned cash investors that are able to cut costs.Relying on brokers is not the best bet either, as most of them are retail-focused that don't understand the economics of the investor game. 

The “staging” comes in the form of posting great professional photos online including decorative touches like modern vases, flowers, throw pillows and blankets, table runners, etc.

I am a newbie also and would love to hear the responses of some of the more seasoned investors.

With regards to the price point, it’s really dependent on your market, seasonality, and your fundamentals (purchase price, rehab costs, etc) to make sure it’s worth your while.

A two-story in a good school district will have no problems leasing on a seasonal basis.
