I found that the property resides in an unincorporated area with no zoning requirements, but city water and utilities can be accessed.Not knowing where to begin we are hoping for guidance on steps.

First off 5 of the 6 units were occupied by USDA voucher tenants. the other unit was a full pay resident.

I'd highly recommend choosing a part of town that is fairly close to your residence as you'll be making a lot of trips.

If I currently have a HELOC on my primary residence of let's say $300k, will it be possible for me to get a cash out on my separate investment property or will the underwriters see that HELOC as negative, even though I haven't used the HELOC?
