The flip was extremely challenging - original plaster walls, original mud bed tile and lathe, heavy ciggarette residue throughout, complete bathroom framing and subfloor replacement needed, and a challenging layout.

There were definitely a lot of comments on the report but the main one that the inspector pointed out was replacing the gutters and route the downspouts away from the house, adding gutters to the garage and putting a back flow valve on sump pump.

If something big is going to need to be replaced soon (eg 1-2 years), do it when you do the other renos to minimize problems when tenants are there.
