The flip was extremely challenging - original plaster walls, original mud bed tile and lathe, heavy ciggarette residue throughout, complete bathroom framing and subfloor replacement needed, and a challenging layout.

There were definitely a lot of comments on the report but the main one that the inspector pointed out was replacing the gutters and route the downspouts away from the house, adding gutters to the garage and putting a back flow valve on sump pump. 

If something big is going to need to be replaced soon (eg 1-2 years), do it when you do the other renos to minimize problems when tenants are there.

We've put in a ton of sweat equity with refinishing the floors, replacing windows, upgrading electrical, and just general remodel.

Not doing any major structural work, just some walls, electrical cleanup, furnace replacements, roof, kitchen cabinets, and carpet/paint aesthetics.

None of them were replaced in the time since.I can allocate some % of rent as capex, but it would make sense only if the upcoming repairs/upgrades are atleast a couple of years out if not more.

So they will need to be replaced relatively soon.

Those things can be really costly if found to be needing replacing, and the sooner you know about them, the better.Yes, you will definitely want to see what kinds of permits you will need, easier than having to tear down anything you do, and start over.
