In a disaster scenario like that of 90% depreciation in price I would probably be more worried about guns, ammo, food, water, etc not my real estate portfolio =D.I use income decrease of 10, 20, 30 % based on how solid I believe the market is but I would say that if you have to use 40% or more then your market would be highly volatile and you may have to reconsider your stability of your income if we're talking about rentals.

Even if you negotiate the buyer to pay the closing cost you will not be buying you will be assigning and removing your self from the middle and your assignee will be paying it all.

Wouldn't be hard to implement, if Mac the guru jumped in to early, members could report it to admin and it could be removed with a short reminder to wait and allow member free discussions.

As far as money to be made, assuming my numbers don't change (market rent drops or is off) I should cash flow after all expenses (vacancy, capex, ins, etc. prop manage - even tho' I plan to manage myself, I built in PM for future) just under $400/mo, removing PM adds another $200 or so.

that's the exact reason we remove the fireplace tile because it is the same as the kitchen floor tile nearby which does not look very good.

Also, the floor had some big cracks and looked bad and this was a home built in 1904 with a brick basement, common for the area which is a hot area of higher priced older homes here, so I had the three walls removed and replaced with new block walls, a drain tile and sump pump system put in and a new floor poured on top.
