I would be able to gain experience, earn a little more, and possibly use that property as proof to the bank & lenders that I am reliable. 

@Eric Melin As others pointed out, flipping is tough and it takes a lot of skill to pull it off (access to deals, acting fast, having reliable contractors, being spot on with your numbers, etc)The majority of people I meet who want to start flipping never do.

Most property managers will negotiate a reduced fee with their vendors and then add their markup fee so you are essentially paying retail but getting the benefit of a qualified, reliable, responsive vendor.

I would imagine that being on the registry would make it difficult to find a place to rent so they may be really reliable and careful not to do anything that would get them evicted.

@Kyle MitchellThat’s kind of the hard part is finding reliable team mates.

There is an option out there which allows you to collect rent much quicker than those others but still provides other rental management tools you might find valuable (again, not to knock Cozy or these other tools), but you can easily keep track of who paid what and on which date with a tool that is reliable and fast.

Does anyone know who does reliable flat foot repair!?
