I've found the same advice applies to tenants and PMs "if you think you need to end the relationship, then you need to end the relationship".

Here are a few things I have done in the past to build a relationship with RE agents:-offer to pay them 2%-hire them as the property manager -set up a JV with them where they get sweat equity-find agents you like and have them door knock for you

I self manage 5 properties but have such a good relationship with the management company that if I need their services, we sign a contract on the property in distress and pay them for time/expenses.

Or, more realistically, if you have a history with them and want to stay in relationship then go back and have another conversation with them...maybe there was a miscommunication or they misunderstood a key point while talking about your plan?

If putting an offer in requires a preapproval letter or proof of funds that should not be difficult to come by, hopefully you've already built a relationship with a lender who can put them together for you quickly, it should literally take them less than 10 minutes.
