Having recently transitioned to Las Vegas, I am in need of sourcing reliable and quality contractors for my real estate investments - both for flips and holds.

Hi everyone,I am looking into starting another full rehab on a house from the 1920's and, while I have a few subs that I feel confident with their quality, we are still really early on in building our team and could always use references/help.

Not sure on Vac/CAPEX/Repairs without knowing the neighborhood or building condition, but plug in something between 5-10%. 

Sure you can sell the home when you retire but will the proceeds of the sale after taxes and broker fees really net you a profit after a down payment and decades of property taxes, debt service, mortgage interest that you can no longer deduct from your federal taxes, repairs and homeowners insurance?

Depends on your knowledge of home repairs, etc. and what to look for as potential problems or high repair costs.

Save back the rest of your money for repairs and improvements.

Most quality product is trading in the 5's and 6's. 

You also will want to keep track of repairs and minor costs which can be expensed rather than added to basis.Unless you're pretty comfortable and knowledgeable about the tax laws, you may want to look into hiring a CPA.
