@Naema N.I know there is some sort of big push for portfolio loans, maybe because they are nonconforming loans. 

If you get any push back, the answer is simple: "Whelp, this is what happens when someone without a mortgage license, and without seeing my personal finances, etc, tries to dictate loan type.

And even if you only ever get one investment property, it will put you ahead of 80% of American's in terms of retirement savings.

I do think I am just going to go ahead for the sales agent license just to get myself more familiar with the industry, how it works in Maine, and hopefully to meet some people along the way. 

But that makes sense because the lease doesn't say "Go ahead and leave when you want."

So many just jump in and wonder why things go wonky in a year or so as repairs need to be made that were not thought of.Learn from that PM experience and you will be a few steps ahead of many new RE investors.

When I pushed back hard the PM had someone inspect the damages and has concluded that of the $235, $110 can be charged back to the tenant and they have also made a determination that the tenant owes the $1260.

I may even pay her more if the sale produces any profit, but that depends on who paid the mortage, utilities, and maintenance along the way.Be prepared for her to push back or stay longer.
