But you're saving so much money that you can use a program that provides this service.

If u get the book BRRRR by Daniel Greene (can buy it on this website) he provides an amazing pdf presentation for investors u can use.

The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!

It sounds like it is too late for you, but you could have conducted a separate test with another provider as a check to see if the first test was accurate or not (had the builder pay for it). 

It's very tough to find any cashflowing property right now with mortgage rates, so I'm not sure any new property would really provide more cashflow. 

(DO NOT DO THIS NOW) but the difference in production when I changed out the sofa, linens and provided exterior amenities was drastic.

TX is one of the fast growing markets in the US so if you have to leave more money in to break even so be it, your generational wealth is growing at a quicker pace.If you are ever interested in units that provide more cash flow, Memphis would be a great place to look.
