Adding to that, unless it's a cash sale, chances drop even further.If seller is selling above market, and you are a cash buyer, why not just bypass that process altogether and show up at the courthouse steps and bid for it?

If you qualify for loan at the market price of the house then go thru the steps necessary to try s short sale....they will require it be listed.

As I said, I am wondering what other steps I could take to continue to be proactive.
