From all the reviews I've read, it seems people are trying to lay this stuff over unlevel floors.you can't lay this over ceramic tile if there's lippage. it appears no one uses self leveling underlayment before plank install either.Has anyone here actually properly installed plank over a perfectly level floor... and still had issues?

It's tough to find deals with the proper rent to price ratio at the moment.

But a basic like a rent increase with proper notice should not be negotiated.I would not explain in detail as they will just counter whatever you say.

How should I properly set up my accounts?

Most cities will alllow water billing if you can prove you have proper metering setup, so tenants are actually charged per usage.Pretty sure companies offering submetering will be able to assist with the legalities and they are cheaper than paying city for another meter.

Entitlement on a property is sometimes a very expensive and lengthy process - so if you have plans to take the property and do something with it, make sure you have a good plan in place and place the details in the contract that it's subject to getting the proper Entitlement.

Just want to be sure what is done is done properly and can be undone easy if it is a disaster or when they leave.
