You might want to create a list of 50-100 prospective properties that meet your criteria using a tool like PropStream, optimize it, and then market to that list up to 30 times a quarter.

Anyone who's been in this business for a time, they know how crazy some of these requests are.

I have a tenant who has never been able to make rent on time, they are typically making partial payments throughout the month to get current on rent before the start of the following month.

Are they holding a job for 4-5-6 yrs+?  

There is a six-month redemption period in Michigan and there isn't much you can do until that time frame is up.
