when you got your prelim title report and read it you should have seen that CCR's were attached to it and if there is an active HOA there should have been some credit or debit on HUD along with title company verifying.CCR's do NOT attach to a deed.. in a literal or physical sense.. they are recorded as separate documents.. and come up on your title reportIts very common in many areas to restrict rental of properties in a development.. if you have a free standing home you do not have a condo.. you have a home in a HOA controlled subdivision.AS for Florida disclosure laws I defer to RE brokers in that state who deal with this..
