I personally purchased my most recent home with an assumable loan that has a 3.08% interest rate and it is saving me THOUSANDS every month on mortgage payments and additional principal debt paydown!   

However, it's hard to know whether that person is marketing and operating their STR well or not.

Before I would personally buy a course, I would listen to/read all the free material on out-of-state investing (there's a lot out there).

This place should be about educating someone as to why this person is a scam and not mocking them for not recognizing.

You're just taking money away from your business when you use it personally, and in that case, you may as well not own it, and rent someone else's because 1.

If you can't keep control of your personal finances, you are highly unlikely to succeed in real estate investing.

Out of State:- If you have $500k in capital I personally would go for appreciation: Nevada or Arizona.

Would I need to write a check to my personal bank account and then get a cashier's check once the funds were transferred?

If it was my personal home, I'd have a curtain if there is a tub/shower combination, but a glass door if it is a stand alone shower.
