If your one lender bets wrong on the direction of rates or underwrites a large non-performing portfolio they could get a hair and start doing weird things.

Make sure you work with a lender you trust is giving you accurate information so you can make an educated decision.

Usually, when it's just a dispute over a deposit, and not an action for specific performance, it doesn't hinder the resale of the property.
