It's no small feat for these people to raise application fees, security deposits and moving expenses.

This kind of work requires special skills that most of the people in this town don't have.  

@Evelyn Allasi I understand your logic when considering the area, but the University created a lot of housing over the past decade that put pressure on people with houses that they had marketed to students.

If I were you I'd interview/talk with people at smaller boutique companies and larger companies BOTH in industrial and multifamily.

The caution, which a few people have mentioned is definitely experience.

@Melissa Rivera - this is why I do not recommend for people to do their own evictions. 

By having more tenants there are more eyes to watch for issues that may pop up, more people paying rent, and if you have one of the units vacant for a bit, it will not hurt the bank as bad as it would if you only have two tenants in the building and one of them left.   

Now, if this coach is going to co-GP your deal, bringing their balance sheet to secure a loan, investor connections to help raise the money, asset management skills, broker connections, etc to actually get a deal done, then maybe that is worth the share of profit, but most guru's I hear about are available for questions you bring to them, and put you through a generic course, typically with market selection information, basic underwriting education, etc.  

Make sure to find good people to work with-- PMs, contractors, etc.

You have to be very selective of the sub market you want to be in.
