The Centro de Recaudación de Ingresos Municipales (CRIM) is the office on the island that deals with real estate docs, assessments, taxes, etc... nothing ever happens fast at the CRIM. bring a lunch and your patients.

If you can avoid those and stay patient and focused on the cash flow you'll do well.

How quick you're able to save up money will be a factor - but I'd not be in a hurry to get ahead of yourself - waiting til your lease is up is a very small period of time to be patient with in the grand scheme of your life. 

Many times the only satisfaction I get is knowing they now have an eviction/judgement on their record, and knowing that no decent LL will rent to them.However, in some states one can attach liens to certain property in certain instances.Your best defense is knowing the law better than your tenants, and that can be addressed by reading some reference books and studying your state laws online.

@Max Briggs - In order to find the 2%+ properties, you have to be patient.  

We feel that we have been patient and understanding with them, while they have made multiple, major demands of us.Things came to a head when the wife demanded that we rewire the entire house, after they had overloaded the circuit breaker with multiple space heaters!

Be patient and do a lot of due dili' or avoid that segment of the market and create your own deals.
