As a wholesaler if you want to build your reputation, simply tell the seller you are going to assign the property to one of your buyers and let them know yes you will make a profit from the buyers side but let them remember your helping with whatever situation they are going through I guarantee when the seller see's that your honest they will not hesitate signing those papers.

its only on paper.. so hopefully with that high of leverage after reserves etc.. you have some extra cash each month and you can for instance attack taht 139k and get it paid off.. if its a heloc.. then U use that Heloc to pay cash and refi..
