In the contract is a clause that if seller does succeed in getting financing in her own name by X date, she refunds earnest money and keeps the property.Any comments or opinions?

Every does things slightly different so you will get tons of great opinions and thoughts. 

And although I agree with value assessments being mere opinion, just like appraisals, you absolutely must make determinations of what price you're likely going to flip the house for.

So our family found a pretty good property which in my opinion is at the right price to start out....but I have a couple concerns so I was hoping the group could guide us...1.  

Syndicator put the deal together end-to-end (finds deal, negotiates, closes, sets up LLC, works with lawyers/banks/accountants/management companies, etc)I have a good relationship with the sponsor and am simply looking for an opinion as this doesn't seem to fit your traditional syndicated deal structure.Thanks!!

If you're buying this cash this is probably no big deal (in my opinion), though it would be nice to get a CO prior to closing.
