However, as for dynamic pricing, you do have the ability to do this by just making rates different throughout the year and looking at what MarketMaker recommends for you.

After a year of going to about 10 different groups, I narrowed it down to which few I found to be the best fit and it has made the world of a difference for me.

So, you  each have the option of taking debt, adding your own cash, or doing a partial exchange and purchase less than you sell (and pay tax on the difference).The guarantor of the mortgage really doesn't matter. 

I'm in Cook County, so it's most likely a bit different, but in my experience, steps 2 and 6 are the ones that most tax buyers get lost on.
