From your description of your debt you have more than 2 times your annual income in consumer debt so you are unfortunately not attractive to lenders.Sorry to sound so negative but you asked.

The broader point is that $30k, $700 rentals:- Will generally attract C class tenants and require higher capex accruals- Will not have much room for professional management- Will not produce the paper returns most investors think they will due the squeeze on IRR by lack of appreciation- CAPEX is a very REAL expense and is an accrued liability that simply cannot be ignored.

If you guarantee them a 10 or 12% return, that is almost always more attractive for a 6 month timeline, even if they are loaning you 5 or 10k.

I thought about doing a private Loan for an investor here in town VS actually have the risk of buying and holding real estate.I was reading the book "private lending profits" by Carney and it looks like a very attractive venture.
