Sounds good in theory, but reality is that it's a negotiation starter.Further Reality:1) If you have a great, not just good, lease, you'll have so many lease violations listed that you can then tie into, "landlord has the option to terminate lease with 30-day notice".

I also found out that I could do a 30 day no cause notice, since they're within their first year of occupancy.

After a build or remodel they will send a homeowner a notice asking for the actual value of the work performed....guess how many list the actual amount they paid the Contr...?

You can give proper notice that you are not going to renew in any way (term or month to month) and they should vacate on X date.

Hello Everyone,Ran into a new situation, the place I am under contract for does not have current leases with the tenants.They say they did not respond to the previous notices and thus the lease that expired in 2019 rolled into a month to month.They are however paying the old amount not the current month to month amount ($100 gap)The current manager has only been managing it for two weeks.The analysis has some wiggle room but how to I appropriately Guage the risk here?

I think the standard go-to is two large beds which would work primarily for 2 couples but also work for families in a pinch.In one of our 2br/1ba cabins I noticed there were a lot of 2br/2ba cabins nearby with 2 large beds and I figured since I'd be at a disadvantage against them renting to couples (since they have the extra bathroom which is huge in that scenario) I decided to focus on families and put a twin over full bunk in the 2nd bedroom (along with an xbox).
