How do you all structure the monthly payment if a tenant cancels the lease midway through the month?

Although FHA loans need little down payment, there may be a higher interest rate.

However, I think this can give you a non-BS answer on some of your questions.  

Someone in my neighborhood was looking for an apartment with a total of five roommates  and since they seemed like a right fit at that time I moved forward,  they added another roommate later and now want to add another roommate as they are struggling to make payments.

You could use the money towards a down payment on a new property.
