Some people love living in apartment complexes because of the amenities, it's frequent for SFRs nearby (if both are in good locations) to function in harmony because a steady stream of people will be looking to . . . get a yard for their (oversized, non-apartment-friendly) dog, get rid of the noisy upstairs neighbor, get a little more privacy, "move up" a bit, etc.

The best recommendation that I can give you is to find a local mentor in your market who is willing and happy to hand-hold you through your first commercial deal.Commercial leases are typically more complicated than residential, and the "after renovation" value of the property can be subject to a lot of factors.Walk before you run -- find a few people who have knowledge in your local commercial market and buy them a coffee.

  #2 as soon as you close your first deal they all get a starbucks card for a cup of coffee with a handwritten card, #3 when you close your second deal they all get a book from you with a hand written card.When you close deal #3 you start buying leads you can work....not from Zillow or Realtor.com or someone like that, but lists....you call, you door knock, you talk to people in person.
