If it were me, in LA now in your situation, I'd look for something to live in and rent the other half, or rent bedrooms (I know you have a kid) - consider building and ADU out of the garage.

I am deciding to ask the tenant to just leave because i have found in the past that tenants are like kids if you start telling them don't do this or that to much they grt angry and i will have to ask them to leave or do i ask if someone is living there and ask for more money and to reduce the noise.I feel like eviction is the best way but they pay well and might be will to pay more but if problems keep continuing eviction might be difficult due to the state which supports tenants.Should i cut my losses and look for someone else or should i try to make it work?

My grandfather owns a dozen or so rental properties, and I grew up painting, cleaning-up after tenants, and doing all those things most kids would find completely boring.

I am currently in the military amd have two kids and a wife I will be getting out in a year and a half right now I am renting and paying a lot I am thinking about buying a house in California and staying there for the rest of my contract with the Navy so that way I can get my first property to eventually be my first single family rental I want to use the va home loan to do it so that way after I get out  of the Navy I can rent that house out and after I get out stay with my brother up in Washington for alittle get settled into my new job as an electrition while renting that first property out get another property through the va home loan do you think this is a good plan and I am allitle scared to start this process because I am in a decent amount of debt from cars and credit cards and it scares me to put myself in more debt
