When you buy in these areas that is the dynamic you have to mitigate.

However, for Canadian taxpayers who already own interests in a pass-through LLC, options may be available to mitigate the tax consequences.

If you can get into a new construction single family home, that can be a great option to mitigate the insurance expense.  

That being said, the issue could be mitigated somewhat if your marketing and screening skills are up to the task.

First thing you need to tell them to do is put in writing that they would like to break the lease and then you can begin marketing for a new tenant and try to mitigate their responsibility.
