The best way to get started with today's market in my opinion is doing a live in househack/brrrr. 

Hey folks, Any thoughts on the rental market in Dayton TN?

Thanks Matt, yes I raise rents every Jan 1st 10% but she'll still be at least $400 under market rent even after this coming Jan 1st.

On the flip side, you get market appreciation if you keep the house.  

It's a duplex that I'll be house hacking.Outside of real estate, I enjoy almost ANYTHING outdoors, when indoors I love movies and board games, I'm dedicated to my volunteer ministry, and I've become fluent in Russian (learning Ukrainian).I also run my own SEO, marketing and web design agency, which I am PASSIONATE about! 

This is simply due to Philly's market allowing for great rental to value ratios.

This structure, if the data I'm finding is true, is unsurvivable if the market moves against them.

@Justin Reyes Let me ask you this...If you owned a marketable piece of real estate and no longer cared to own the property what would you rather do: (a) Sell the property, pay off your mortgage and move on to other opportunities; or(b) Sell the property without paying off the loan,  remain liable for the loan as the note signer and trust the buyer will continue to make payments on that loan, and if they don't your personal credit is damaged? 

I personally enjoy a misting fan on my patio.Here are some data points below: prices are steady and rates as well; not too much change in the market this far.
