Check with some of the local REIAs to see if there are any interested buyers, have the host blast out an email to all members.

To find the right lender, check with local real estate groups, mortgage brokers, or online platforms.

I would reach out to local banksThere are some non bank lenders who may lend on it but would want to know condition, use of funds and other info.Happy to run it by some of our lenders

It would seem like investors would want the conference here...more "local".  

I concede that this will be difficult to execute in Charleston (affording a house with STR potential as a FTHB straight out of college), so you may have to take a stair-step approach.In the meantime, get involved with the local REI community.

Based on suggestions in the forum we googled local community banks in south florida and both that we spoke to seemed very open to the idea of buying in a personal name and then quit claiming the property into an LLC.  

I would begin my investor path by attending the local investor meetings.
