I'll tell you what, if I were actually going to buy trying to make that argument to my state's licensing board, I would for good, g-ddam sure want to be able to prove that I had a quarter million in liquid assets at the time I signed the initial contracts.

Michael Lauther We have dealt with a fire/smoke damaged property and for the walls, we scrubbed them down with bleach (part bleach + part water and/or TSP the liquid form ( which we brought from Lowes-followed directions on the bottle) with like a deck broom and painted with Kilz , also at Lowes/Home Depot

Realistically, your money needs to make as food, preferably better, return than you can achieve with a more liquid, {relatively} safe investment.That has not been easy to approach in the TO market for some time ... but if you must be invested in TO and look hard enough, you can usually find something.

But, if you want to get your feet wet first, then Tax Lien investing, depending on the state, can be a good entry point, but longer term I think you can find much larger returns, more liquidity, lower tax impact once you invest in real property.

Good luck runnign to the box store from a mountain location becauwse you'll lose 1-2hrs in travel etc.Level of finish - Fire taping (level 1) in a garage is less than ready for flat paint (level 3) or semigloss walls (level 4) or wall paper (level 5) or various knock down finishes (what I think some are calling texture).one more is point up.
