If its a gray area and you have tenants that are never late with payments and have called you once all year long for something legit, I would certainly take care of it for them at my expense.

If it were me and this offer is legit (out of the blue offers rarely are), I'd probably take the 121 tax exclusion for $250k, eat the l/t cap gain tax on the balance next spring and put it in a money market account earning roughly 5% risk-free in the meantime.
