That said, I am looking for a partner from Indianapolis, IN 46204 to co invest a rental property in Indianapolis with me, so that my partner can mange the property for us on the parts that I cannot do myself like showing etc while I can manage the rest such as drafting rental agreements, rent collection, "pay or vacate" legal actions etc. 

Our rental unit is about $800 short from covering our mortgage BUT we were just able to renovate the top floor to create an Airbnb unit (a legal one registered with the city too!)

You would need to check on the legality in your state but based on my experience in Kansas, you would give the appropriate legal notice. 

Can I enter the premises legally? 

I know other landlords here do collect the deposit, but I like to be legal and do things correctly.

In any kind of significant legal dispute, the nice lawyer with the kind face, the low rates, and the gentlemanly manners is not the one you want.
