I don't think your advice is suitable for many investors but everything is case by case and your one size fits all advice could lead to a lot of issues. 

You are only putting 5% down so your loan amount is much larger and therefore your mortgage payment.I would consider your net worth ROI.

You just have to know how to set them up to avoid issues on the future UW/fundings.

They’re on a m2m agreement, previous owner didn’t have an issue with them or any late or missed payments ?

Hi Jordan,There may be issues with the 2 on the same parcel, especially due to appraisal issues.

Only issue with that is that if/when you move out, zoning likely doesn't allow you to rent both up and down separately.
