Please correct me if I'm wrong, but if you own a single family home and are renting it out yourself, not using an agent to rent it, then while you must not advertise with any discriminatory language, wouldn't you be exempt from the other fair housing laws?

Search for it here on BP.You can't do an option and seller financing, either or, not both.Sounds like you're into guru stuff, see an attorney, there are new federal seller financing laws, the SAFE Act, search that, get to know it if you want to do FS deals.Sounds like you could simply finance the option price on a lease option, it's not a second mortgage.Sounds like you need to study before you leap, but see a local attorney to put this together.

Using the term "manage" along with usual and customary can be dangerous language as one may be able to do anything related to management, like increasing payroll, advertising, banking arrangements or other matters that when viewed collectively exceed a cut off, meaning Joe can only write a check for $500.00, but how many checks, to who, why?

Based on results obtained in my first quarter, I don't expect it will be too hard to make a multiple of my former six figure salary, and gain a lot of tax benefits as well.I'm also currently studying for my RE license, more to serve investment needs of myself and fellow investors than out of any desire to become a retail agent....but I'll certainly help out friends, family, and referrals w/ those needs when such opportunities present themselves.I made a hard transition from full-time worker to full-time real estate investor.
